When I decided to find a property in Montenegro I came across Peter Flynn (NT Realty) on You Tube. He does a lot of 5 min videos on the listings which really helped to give an understanding of what the various properties were like. His competitors don't do the same. The thing that first attracted me to Ntrealty was that coming from England it was how I expected an estate agency to look, which is rare in Montenegro. Upon entering the agency I was not disappointed, all the staff, who are local, speak very good english and are very professional. We bought a lovely farmhouse on the hills of Lustica in 2015 through Peter Flynn at ntRealty, Tivat. We are based in the UK and did not really know Montenegro apart from a holiday when we fell in love with the place. Peter was invaluable in the process. He helped find the property which is absolutely wonderful. In the negotiation process, he was professional and helpful, especially as many Montenegrins expect higher prices from foreigners. And he handled the legal process with our lawyers very well. This was our first purchase of a house abroad and we were understandably apprehensive. Peter made a big difference in making the process smooth, efficient and painless.

First of all, buying an apartment is stressful. Buying an apartment in a foreign country where you are not physically located, do not speak the language and are unfamiliar with the laws, rules and regulations is downright terrifying. I had decided to buy a vacation home in Montenegro because my sister and her husband said it was the most beautiful place they had ever been. In my search, I came across Peter’s YouTube video of an apartment ntRealty had on the market. I was immediately struck by his outright honesty. He pointed out all the great things about the apartment but did not gloss over the stuff that needed work. He was thorough and clear- and I loved the apartment!

I found Peter’s email address easily on their website and emailed him. Despite the time difference (I am in the USA and he is in Montenegro) he answered me right away. I added him on What’s App and he called me right away. We discussed all the details of the apartment and he was, like in the video, super honest. He told me all about it, told me what work needed to be done, and was super realistic about my offer.

Peter and his office manager Beba continued to be super supportive and responsive every step of the way. When I was unraveling over a delay in paperwork Peter called me and talked me off the ledge like a pro. I appointed him power of attorney and he was extremely trustworthy and reliable throughout the entire process. He assured and reassured me and kept me in the loop on every signature. When I had trouble understanding the money transfer procedures, he patiently walked me through it again and again.

My family and found out about NT Realty from his YouTube channel when we initially started exploring purchasing something in Montenegro about half a year ago. We reached out a few months ago and managed to arrange a viewing of a property we liked.

We saw about 20 other houses with various other real estate agents and everything else paled in comparison to the service received by Peter. The property was outstanding while being fairly priced, and the additional services he provided were nothing short of excellent. He walked us through the upcoming developments in the surrounding areas, and gave a solid investment thesis as to why this specific area and property is likely to be a value bet in the current environment.

A month later we arranged to see the property again alongside another 5-10 other properties with various other realtors in a similar area to ensure that our feeling was correct. Once again, nothing came close to the NT Realty service or the property shown. Later that day we negotiated an offer with the seller, and the next day had Notary papers signed and the deal closed!

Every step we were guided with care and supported by Peter. He even pulled some strings at the bank so we could sign some papers on a Saturday, leaving us Friday to celebrate the purchase without needing to take a large detour.I cannot recommend his service enough, especially if you enjoy a wry British sense of humour (NT has that in excess).

Dealing with just about anything in Montenegro can be frustrating; administrative procedures and “big” undertakings will have you pulling your hair out (in the best of times). If you’re familiar with the place, you can empathize and if not…good luck.

Peter Flynn doesn’t completely eradicate the negative aspects of these processes…but he does make them go A WHOLE LOT better. He combines significant experience with the local real estate market (along with Montenegrin culture and “policy” (sic) in general) with an unflappable and genuinely upbeat attitude and outlook. As a native Westerner, I find him extremely easy to relate to and he simply “gets it” in a way that no other agency (and I have worked with many in the area) representative has or ever will be able to.

Most importantly, though, Peter and ntRealty aren’t just personable people to have a coffee with; they ACTUALLY get results. My wife and I had our house listed with other agencies for roughly 18 months with very few showings, yet alone offers. Peter had multiple showings booked within the first week and our house was sold within 6 weeks!

Throughout the entire contract development, signing, and handover process, Peter remained in constant contact and ensured that all necessary paperwork was filed and filled out as required. I was not in the country for the vast majority of the process and he was able to handle it all from abroad. He remained in touch in the weeks to follow to assist with other minor administrative tasks.
