Can I pay in foreign currency or crypto?

Officially, property sale contracts in Montenegro are denominated and registered in euros.

You can pay in the following ways:  

• Bank transfer in EUR – Standard and preferred. With Montenegro now in SEPA (since October 2025), euro transfers from EU/SEPA countries are fast and low-cost  
• Convert from another currency – If your funds are in GBP, USD, or another currency, convert to euros via your bank or a foreign exchange provider before sending. Using a specialist FX provider often results in better rates and lower fees  
• Cryptocurrency settlement – In some cases, you can settle the euro purchase price using cryptocurrency if both parties and the notary agree.
• Where crypto is used:
  
  • The contract still states the purchase price in EUR (legal and tax base)
  • The contract may list buyer's and seller's wallet addresses and the agreed cryptocurrency
  • The seller confirms to the notary once full payment is received; only then does the notary issue the Clausula Intabulandi  
  • Using cryptocurrency can trigger additional KYC and AML checks. You may be required to provide documentation on source of funds, exchange transaction records, and proof of how you acquired the cryptocurrency.  
• The key point: taxes, notary fees, and all legal obligations are calculated and paid based on the euro amount stated in the contract, regardless of actual payment method.
