How long does the buying process take in Montenegro, and what are the main steps?

Typical steps:  

  1. Selection and reservation – You choose a property, agree the price, and sometimes sign a simple reservation agreement with a small deposit  
  2. Legal due diligence – Your lawyer or notary checks the Cadastre, permits, co-ownership structure, encumbrances, seller's status and any disputes  
  3. Contract drafting and signing – Once due diligence is satisfactory, the notary prepares the sale contract; parties (or PoA holders) sign with a court translator if needed  
  4. Tax declaration and payment – The notary files the RETT declaration (if applicable); the buyer pays the tax within the legal deadline (typically 15 days)  
  5. Registration in the Cadastre – Once tax obligations are fulfilled, documents are submitted so that the buyer is registered as the new owner in the Real Estate Cadastre  
  6. Post-completion tasks – Key handover, utilities, building management contracts, tourist rental registration (if relevant), and any bank or mortgage finalisation  

Local practices and timelines vary by municipality, but a well-organised transaction with all documents in order is usually quite efficient.
