What happens after purchase?

Quick Answer:

After purchase and registration, you'll receive keys and take possession. Next steps include transferring utilities to your name, setting up building management payments if it's an apartment, getting home insurance, and—if you're renting it out—registering for tourist tax and obtaining any required permits. Your lawyer or agent can guide you through the administrative bits.

After signing the notarised sale contract and paying the agreed price, several things happen:  

  • The notary files the real-estate transfer tax declaration (if applicable) and ensures the contract is lodged with the competent authorities  
  • The buyer pays RETT within the legal deadline or confirms that VAT has been paid to the developer in the case of a new build  
  • The notary or your lawyer submits the documents, including the Clausula Intabulandi, to the Real Estate Cadastre to register you as the new owner  
  • Keys are handed over and utilities, building management and other services are transferred into the buyer's name where relevant  
  • If the property will be rented short-term, the buyer sets up the required tourist-rental registration, guest reporting, and local tax arrangements  

Once the Cadastre updates the List nepokretnosti and you are listed as owner, the legal transfer is complete. At that point you are the full legal owner and can sell, rent, or mortgage the property, subject to general legal rules.
