Risan is an ancient city in Montenegro, located on the shore of Kotor Bay, a few kilometres north of Kotor. The silence, greenery, and majestic mountains surrounding the vast surface of the water make it an ideal place to relax.

The plot is located near the water — the distance between the border of the plot and the beach is just 20 m. The plot has a total area of 10,237 m² and consists of two parcels of urbanized land. You can build a minimum of six buildings on the urbanized plot, each of which can be three levels high (Ground Level + 2 Levels, P+2). The total Gross Build Area (GBA) of the project can be 5,956 m², with building foundations totalling 2,482 m². Each building could be made into apartments for tourist rentals.

Nearby, there is a 105 m-long and 20 m-wide pebble beach. There is currently a lease contract between the owner and the Coastal Zone Management Agency Morsko Dobro for the use of the beach. The plot is flat, with gradual elevation towards the east, and is connected to town infrastructure. Previously, sea water from a pumping station was piped to the site to cool equipment in an older plant. This infrastructure could now be reused for constructing swimming pools with sea water.

The buyer has the right to use the plot at their own discretion, following existing Urbanized Technical Requirements. If desired, they can use the pre-approved project for the construction of a tourist village — Risan Bay — which has already been drafted and approved by local authorities.

The project envisions an elite residential club-type complex featuring developed infrastructure, walking areas, a swimming pool, restaurant, fitness centre, playgrounds for children, and recreation areas, along with dedicated parking spaces.

An important additional fact: a new marina for yachts will soon be built next to the plot, along with a promenade and a modern restaurant, increasing the area’s attractiveness.

The plot is 17.1 km from Kotor Old Town, 24.8 km from Tivat Airport, 28.2 km from Porto Montenegro, and 26.3 km from Herceg Novi.
